I'm Will del Castillo, owner and inspector at Phantom Inspections. I'm a licensed Texas home inspector (TREC #24764) based in Abilene, and I've spent years crawling through attics, poking at foundations, and flagging problems that buyers and sellers didn't know they had.

This blog is where I share what I see in the field — in plain language, without the jargon.

Why I Started This

Every week I finish an inspection and hand someone a report with 40 or 50 items on it. Most of them are minor. A handful matter a lot. And almost every time, the client says some version of the same thing: "I didn't even know to look for that."

That's the gap I want to close.

A Little About West Texas Homes

Inspecting in Abilene and the surrounding area means dealing with some specific challenges you won't find everywhere: expansive clay soil that moves with the seasons, extreme summer heat that ages roofing materials fast, and a mix of housing stock ranging from post-war bungalows to brand-new builds.

I know this area. I inspect in it every week. That's the perspective I'll bring to everything I write here.
